Mould Check mould remover spray
A non-toxic mould cleaner trusted by the NHS and Clarion Housing. This hypochlorous acid spray removes mould and mildew from painted walls, ceilings and sealant without bleach, fumes or moving anyone out.
Why it works
Bleach whitens the stain and leaves living spores behind, which is why mould comes back. Hypochlorous acid is a neutral molecule that passes through the mould cell wall and destroys it at the source, at a pH that will not harm paint.
Mould Check carries no hazardous classification, so there are no risk assessments or method statements to complete before your team can start.
Safe for residents to stay at home, including pregnant tenants, babies, older people and anyone with asthma or COPD. No decant costs.
Meets BS EN 1650 with 100% removal of common household moulds, including black mould, after a 10 minute contact time.
Nothing touched the stains in there apart from the Green Teck.
How to use
No mixing, no specialist kit and no need to clear the room. The same method works in bedrooms, bathrooms, kitchens and on ceilings.
Spray directly onto the visible mould until it is fully covered. No pre treatment is needed.
Under 1 minuteLeave the hypochlorous acid to work. It penetrates the mould and destroys the spores.
10 minutesWipe away with a damp cloth. No rinsing and no harsh residue left on the surface.
Under 1 minuteTo stop mould returning, treat the cause as well: improve ventilation, reduce condensation and fix any leaks. We recommend gloves and eye protection when spraying.
HOCl vs bleach
Bleach (sodium hypochlorite) and Mould Check (hypochlorous acid) are both chlorine based, but pH changes everything. Here is how they compare.
| Factor | Mould Check (HOCl) | Bleach (NaOCl) |
|---|---|---|
| pH level | 6 to 7, near neutral | 12 to 13, highly alkaline |
| How it removes mould | Neutral molecule passes through cell walls and destroys spores | Charged ion bleaches the stain and struggles to penetrate |
| Mould removal | 100% removal to BS EN 1650 | Surface whitening, mould often returns |
| Contact time | 10 minutes, then wipe | 15 to 30 minutes, often with scrubbing |
| Painted walls and fabrics | Safe, no stripping or discolouring | Strips paint and bleaches fabrics |
| Fumes | Minimal odour | Strong chlorine fumes |
| COSHH | No COSHH assessment needed | COSHH assessment required |
| Occupied homes | Residents can stay in | Often needs the room cleared |
| Carbon footprint | 49% less CO₂ to produce | Higher |
| After use | Breaks down to salt and water | Can persist in wastewater |

Hypochlorous acid kills mould at the source by passing through the cell wall and destroying spores, rather than bleaching the stain. Spray Mould Check, leave it for 10 minutes and wipe clean. To stop mould coming back you also need to fix the moisture behind it, such as condensation, poor ventilation or a leak.
Yes. Mould Check is non toxic, gives off no harsh fumes and needs no evacuation, so it is safe to use in occupied homes, bedrooms and nurseries, and around children, pets and pregnant tenants. We recommend gloves and eye protection when spraying, as with any cleaning task.
A pH neutral remover. Bleach has a pH of 12 to 13, which strips and discolours paint. Mould Check sits at pH 6 to 7, so it removes mould from painted walls, ceilings, wallpaper and sealant without damaging the finish.
No. Mould Check carries no hazardous classification, so it falls outside COSHH assessment. Bleach based mould removers are hazardous substances and do need a COSHH risk assessment before use. You can read more in our COSHH guidance and download the Safety Data Sheet.
One that lets your team treat mould the day it is reported, with tenants still at home. Mould Check is COSHH free, bleach free and used by the NHS and Clarion Housing, which makes it well suited to responding within Awaab's Law timeframes.
Yes. Mildew is an early, surface stage of mould growth, and Mould Check removes both. Use it as a mould cleaner on walls, ceilings, window frames, grout and sealant: spray, leave for 10 minutes and wipe clean.
Yes. To the BS EN 1650 standard, hypochlorous acid achieved 100% removal against common household moulds including Aspergillus niger, Penicillium and Stachybotrys chartarum, often called black mould.
The 500ml spray starts at £12.99, dropping to £9.99 each in volume. The 5 litre refill starts at £55.95 and the 10 litre refill at £85.95, with lower prices for larger orders.
Due to an increased volume of orders coming through, shipping can currently take 10-15 business days. The 5 and 10 litre refills are made to order, so please allow up to two weeks for delivery.
Please use our 500ml bottles. Our bottles are opaque and use a specific grade of plastic to keep hypochlorous acid stable. Decanting into clear or general purpose containers breaks the solution down early. Empty bottles can be added to any refill order.
Social housing and Awaab's Law
The best mould remover for social housing
Since 27 October 2025, Awaab's Law has required social landlords in England to deal with damp and mould hazards within fixed timeframes. Every day spent waiting on a COSHH assessment or arranging a decant is a day off the clock.
Mould Check removes both delays. It is COSHH free and safe for tenants to stay at home, so an operative can treat mould on the same visit it is reported. It is already used by the NHS, Clarion Housing, St Leger Homes and Shropshire Towns and Rural Housing.
